Q: Why sell to us rather than selling through a Realtor?
A: This will totally depend on your particular situation. Sometimes selling though a Realtor might be your best option. If your house has been updated in the past 3 to 5 years or less, and you are in no hurry what-so-ever...then you will probably be better off with a Realtor. We are not Realtors, but I can recommend some of the best in the valley if you want to go this route. However, there are many situations that selling though a Realtor might NOT be your best choice: If your house has not been updated or it needs allot of work. You are in a hurry. You need a specific closing date. You don't want lots of strangers walking through your home. You live out of state. Or even if you just want a sales process that is fast & easy.

Q: How to value your home?
A: I have been involved in Real Estate since 2002 and I have seen all the wrong ways that sellers try and justify their high prices and wonder why it won't sell. Click here to read my entire post about the real way to value your home including pictures. Do NOT just hop on Zillow or Trulia or Redfin and use their estimated prices. They are rarely accurate. There is only one TRUE way to value your property. You need to look for similar properties that have actually sold in the past 3 to 6 months. This is the EXACT process that appraisers and Fannie Mae uses to valuate properties. Look for homes that are in your same neighborhood that are similar bedrooms & bathrooms and the same square feet. Also, look for the same quality homes...if your house hasn't been updated you can't expect to sell your house for the same price as a fully renovated house.  The problem I see most often is that home-owners think their property is in better shape then all the other homes. You need to take a step back and view all the properties in the eyes of the potential buyers. Also, don't look at what properties are listed for. You can list anything at any priced and that doesn't mean it will sell.

Q: Will you just try and low-ball me?
A: I get asked this question all the time when someone first calls me. The problem is that many sellers will call all the big name-brand companies that offer to buy houses. Those companies all have very high pressured sales techniques to bully and manipulate you into selling your house for as low as possible. They need to get your property for a deep discount so they can still make a profit with all of their crazy overhead. They have allot of costs that I, as a small investor, do not have. They have offices, employees, equipment, and huge marketing budgets to pay for. These companies will use all their sales tactics to try and get you to accept a low-ball offer. That is not us. First of all, it's very important for Liz & I to run our business with value & ethics. Also, we do not have all of that overhead costs that the big investors have.
